Summertime News in Orlando

The latest summertime news in Orlando is that in the next few days Universal are scheduled to make a major statement. It revolves around a large tract of land which Universal purchased a while ago. Speculation is that this will be the announcement of a brand new theme park in Orlando.

Rumours are pointing towards the new theme park in Orlando being called Fantastic Worlds and will be the home  to rides by to Mario Kart, Donkey Kong, and Yoshi. This will be Universal’s largest theme park to date!

UPDATE!! The theme park is officially call EPIC UNIVERSE

It has evidently been inspired by the Fantastic Beasts films; DreamWorks Animated franchises such as How To Train Your Dragon; and the Classic Universal Monsters like Dracula and Frankenstein. In true Orlando fashion a theme park is not a theme park destination unless it has hotels, dining and entertainment options. We are expecting plenty of them all.

So far there has been no opening date or even major details but that will change on August 1st.

As you all know, Orlando the is the Number 1, family vacation destination in the world. With improved infrastructure, an expanded airport and now a new theme park there is even more reason to visit Orlando. We envisage Orlando to continue to be the most important family destination in the world as tourist numbers head toward 100 million per annum.

All of this expansion is great for the tourism business but it has other benefits. Workers are required, local businesses grow and prices increase. For investors this latest summertime news in Orlando is exactly what they are wanting to read.

 

Orlando 2018 visitor numbers

For several years we have called the previous years visitor numbers to Orlando pretty accurately. But this year we got it wrong. Really wrong! Our previously estimated Orlando 2018 visitor numbers were 72 million visitors . It was however 75 million visitors. That is HUGE!

Now what do you think is going to happen in 2019 when we have the opening of the new Star Wars parks? Fans have been waiting for these for about 20 years. Star Wars has a unprecedented fanbase and the advance bookings have been monumental.

The hotels are full, the vacation homes are full. When we have clients wanting to view resale properties it has become a nightmare. We simply cannot get into many properties because they are all booked.

Orlando keeps growing

In 2016 Orlando became the city with the fastest growing population and had the fastest growing in employment in the U.S. Orlando just keeps on growing. Growing bigger, growing more popular and simply growing up.

The international airport is being expanded to the tune of $1.1 billion, SunRail is now in operation, the Downtown area is being revamped to name just a few of the exciting developments currently going on. In total over $15 billion is being invested in the Orlando region.

Orlando Tourism Numbers

The official Orlando Tourism Numbers for 2016 are still a couple of months away from being published, but Florida’s numbers are out. Almost 113 million people visited Florida in 2016. That is about a 7% increase on 2015.

Typically Orlando will see around 2/3’s of all Florida visitors which would represent in the region of 75 million visitors. This year however we are calling this on the more conservative side and are expecting the official number to be declared at closer to the 70 million mark. This will still represent a new record for Orlando tourism numbers and an increase in the region of 5 million year on year.

As well as the increased Orlando tourism numbers an important number for our owners is the Tourist Development Tax which generated $239.5 million in tourist tax during the 2015-2016 fiscal year (thru Sept 2016). This represents an increasing number of guests purchasing accommodation in Orlando.

All of this adds up to explain why our owners are getting around 40 weeks of paid occupancy each year, seeing excellent cash flow and still getting to enjoy their property in Orlando.

Orlando airport expansion

Well, the new Orlando airport expansion or Capital Improvement Plan (CIP) as it is being called, is now underway with a total of $3.1 billion dollars in the process of being spent.

The 7 year project includes much needed enhancements to the North Terminal Complex plus new construction of the South Airport APM (Automated People Mover ) Complex and ITF (Inter-modal Terminal Facility). Funding for the $1.8 billion South Terminal Complex  Phase 1-Terminal C project will commence in early 2017.

  • Ticket lobby expansion to incorporate new technology and provide greater capacity
  • Baggage system improvements for increased efficiency
  • North Terminal cell phone waiting lot

  • Expanding capacity for international arrivals processing
  • Adding international gates to accommodate the industry’s largest aircraft
  • Additional central energy plant
  • Restroom renovations

South Airport APM Complex & Intermodal Terminal Facility

  • North Terminal Complex capacity reliever
  • Automated People Mover (APM) System from NTC

Sanford Airport Expansion

As if the planners in Central Florida are not happy with expanding MCO, Sanford International Airport is also getting an expansion of $43 million which will add a further 20% capacity for passengers.

 

Even more Orlando visitors

All of this seems to be coming just in time as Florida visitor numbers for the first Quarter of 2016 have been released and are showing a 4.8% increase on last year.

It’s still early but 2016 holds the possibility, based on the 4.8% increase, of close to 69 million visitors to Orlando this year. All of these tourists are going to need a place to stay and we foresee our owners enjoying another bumper year on the rental market

The Jimmy Buffett brand of wealthy beach bums, kicking back with a beer or a chilled margarita may not be everyone’s cup of tea, but then not everyone has been to a Jimmy Buffett concert. The Parrotheads and Parakeets which make up the crowd range from bank managers to CEO’s, Yale and Harvard graduates, dentists, lawyers, shop keepers, carpenters, plumbers, sailors and their kids (the parakeets). All have one thing in common and that is having a good time, enjoying a drink, listening to, – let me correct that, singing along to – and wearing REALLY colorful Hawaiian shirts, shorts, flip-flops and strangely, hats. Not just normal hats, but shark fins, cheeseburgers and parrot feathers.
A Jimmy Buffett concert encompasses a heartfelt yearning for a simpler life, one where everyone gets along regardless of who or what you are. Even the less ardent supporters come out of concerts wondering why they have a cheesy smile on their face and why on earth are they wearing one of those silly hats.

Not your typical introduction to a new resort community in Orlando, but as a lover of Hawaiian shirts, shorts, flip flops and laid back music …

A Place in the Sun

We had a great weekend at the A Place in the Sun Exhibition in Birmingham, UK this past weekend.

Many of our owners stopped by to say hello and tell us how well their vacation homes are doing on the rental market; several even bought another vacation home, as we had put together some great deals with our builders.

The A Place in the Sun show brought in around 8,000 people who were looking to buy a holiday home in the sun and even though the Florida Pavilion was by no means the largest, it seems as though many of the attendees preferred the idea of being close to Disney, as against traditional Mediterranean destinations. The sun may beat down in many locations, but the rental incomes in Orlando simply out-perform every other market place, plus you get to use the property yourself; and you don’t have to worry about whether there is going to be a government coup.

We met lots of new ‘owners to be’, some of whom are just fact finding and dipping their toes in the market, plus a host who already had a very clear idea of what they want.

We want to say a huge thank you to Joelle from Park Square Homes who worked her tush off for our clients, helping them get the best deals possible.
