Orlando investment properties for sale have become a huge talking point amongst investors in recent years. This is due to the affordability of the real estate and the massive rentability to tenants.
Orlando attracts millions of visitors from around the world each year. The vacation home market now represents approximately 50% of all accommodation.
The vast majority of investors who contact us have a portfolio of traditional rental units. They have a steady income but are looking for a higher return in a different location. They ask us about Orlando investment properties for sale and are often surprised that we mention vacation homes.
Then they ask us why we recommend them. As any investor knows vacancies have a large effect on the bottom line. Add to the fact that Florida is a a transient state and the vacancies on long term rentals can be off-putting.

As we write this today (14th May 2021), all of the vacation homes are booked. Historically this is shoulder season and not peak season for tourists. We have a long list of clients waiting to view and buy Orlando investment properties for sale which we have discussed. However, we cannot view the resale homes because they are all filled with renters.
The bottom line is Orlando has transitioned into a 52 week season and investors are very excited.

Orlando investment properties for sale
We have clients from around the globe writing contracts on both resale homes and new homes, yet to be constructed. In the case of resale homes, we will do a video walk-thru in between renters. With new construction vacation homes, our clients are having to put their names onto waiting lists with the builders.
Many of the resale properties will need a makeover of some description. This could be as simple as refurnishing the property or it could mean replacing flooring. Either way you should be prepared to have funds available.
New Orlando investment properties for sale will also need to be furnished. We recommend approximately 10% of the purchase price in order to make your property stand out.

A
Acadia Estates
Acadia Estates is a small community of luxury holiday homes in the popular Formosa Gardens area of Kissimmee. The community offers just 32 holiday homes all of which have private swimming pools. It is well located just a few miles from Disney and a just a little further from the other theme parks. Restaurants are just around the corner for those evenings when you feel like dining out.
Ashley Manor
Ashley Manor is located in Davenport, just to the west of Orlando. It offers great access to the theme parks, shopping malls and some excellent restaurants. Just ten minutes from Highway 192 and less than an hour from Orlando International Airport, Ashley Manor boasts a small mini mart around the corner and a large Publix supermarket three miles away.
Avalon Park
Avalon Park is a mixed use community. It is design around the traditional heritage surrounding life in small town America. This includes rocking chairs on the porches, nearby shops and schools. This cleverly designed community sits between 600 acres of forests and the Econolockhatchee River. The downtown area of Avalon Park includes all of the day to day amenities that you would expect. This includes a Publix supermarket, gas station, medical offices, schools, restaurants and stores. If you don’t mind a short drive, you can visit Orlando and its shopping malls, entertainment arenas, and theme parks. The amenities at Avalon Park include a regional park where you will be able to utilise the soccer fields, baseball and football fields, tennis and basketball courts. There are miles of walking and biking paths and each village has its own swimming pool.
Aviana Resort
Aviana Resort in Orlando is located on US 17-92 just a few miles south of the Champions Gate 1-4 exit. It is only minutes from Walt Disney World. The Resort is a gated community of 370 beautiful vacation homes. The resort features beautiful tile roof vacation homes, a state of the art clubhouse facility.
